Tronn Alstergren Real Estate proudly presents Kingsdale Wines, unlikely to be equalled for its winning combination of position, views, infrastructure and productivity.
Kingsdale Wines was established in 2000, with grapes planted in 2001 and 2002.
The site was selected for its soils and aspect. The soils comprise limestone rich sediments and volcanics. The whites have been planted on the sediments and the reds primarily on the deep, red volcanic soils. The vineyard is on a north facing slope for cold air drainage and to ensure even ripening of the grapes.
This combination of soil and climatic conditions result in highly productive vines producing quality fruit.
Varieties planted are Shiraz, Merlot, Malbec, Semillon, Chardonnay and Sauvignan Blanc.
The vines have drip-fed irrigation from a bore tested at 3.5 L/sec. Frost protection systems are in place to mitigate spring frosts.
There are 3 ha of vines planted on a holding of 37 ha. An average year's production is 15 tonnes of grapes. Grapes are processed on site in a purpose built winery rated at 25 tonnes. The fermentation tanks are all variable capacity and refrigerated. The winery also includes a laboratory for quality control and a cellar door sales area.
Other improvements include a four bedroom home, workshop, machinery shed and a set of cattle yards.
All improvements are of excellent quality and have been built to exacting standards. The cellar door and home are constructed of West Australian limestone and overlook the vines, neighbouring Sooley Dam and much further afield, across Goulburn and surrounding countryside.
The home is of solar passive design with double glazing and insulation in both walls and roof. Solar panels minimise energy costs. There is both ducted air conditioning and sound system throughout the house. High ceilings (2,700 mm) enhance the spaciousness of the home.
Living spaces flow from one to another, creating a fabulous entertaining space capable of hosting parties of 50 or more. The lounge, with slow combustion fire, opens through wide glass doors to the front verandah overlooking the vines. A well designed kitchen with walk-in pantry accesses both lounge and dining areas which in turn flow to a marvellous north-facing sun-room.
The main bedroom is at a separate end of the house to the others, capturing morning sun and magnificent views. It includes walk-in robe and en-suite bathroom. All bedrooms have built-in robes. The 4th bedroom has an external door, allowing for more flexible use such as the current office space.
The wines consistently win medals at the wine shows. The trademarked Emma Shiraz enjoys both the biggest production and sales. It typically has blackberry fruit characteristics with nutmeg, cinnamon and pepper.
Marketing has been undertaken to all the better restaurants locally and the brand is well established.
Considerable potential exists to expand the business (STCA). Suitable land exists for the plantings to be doubled or tripled. The winery could be expanded by the addition of external tanks and the cellar door area could be expanded to include a restaurant.
Wine stock is available at valuation.
The area not planted to vines has been pasture improved, with cocksfoot the dominant grass variety, and will comfortably run 15 cows and calves on the grassed areas.
The current enterprise is financially viable as a boutique winery operation. There is substantial potential for increasing the profits through more aggressive marketing, and increasing the scope of the operation.
